There are only 20 sections (approx. ½ acre each) available. Tihaka Sands is an absolute beachfront subdivision as close to the beach (about 15m) as you can get.

The front sections, all approx ½ acre (2,000m2) each have completely unobscured views out to Stewart Island while the rear sections, also approx ½ acre each, have beach access in several places and are elevated above the front sections, all rear sections also have fantastic views due to the building/hedging height and location covenants in place.

The beach front of the subdivision has been re-vegetated in native grasses intended to bring the low level sand dunes back to the original way they once were with several low boardwalks to the beach and a walkway parallel to the beach to protect the vegetation.

While there are covenants in place to protect views, Tihaka Sands has been designed to allow flexibility in design styles to allow the owners to build their Kiwiana bach or stylish beach house.

There are no kerbs or sealed footpaths and only native vegetation to help maintain the natural uniqueness of the area
